Let’s tackle a big fear: “What if they run up $1,000 in utilities?” In reality, healthcare travelers spend most of their time at the hospital and are typically respectful, low-impact renters.

Including utilities and WiFi in the rent keeps things simple and stress-free for everyone.

Quality Where it Matters:

Here’s what really matters: a comfortable mattress, a solid desk and chair, simple wall décor, dependable safety features, a washer/dryer, and easy parking.

Everything else is flexible—just make the space feel intentional without blowing the budget.

Response time is everything. You’re far more likely to book a healthcare traveler if you reply within 4 hours and send something actionable—like an application or screening—within 24. Turn on notifications so nothing slips through!

Flexibility is huge in mid-term rentals. Travelers may move in late, early, on weekends, or have contracts change last-minute. A little empathy for their long hours goes a long way, and we’ve consistently seen flexible homeowners perform the best.

Seasonality matters too. Some markets see more travelers in summer than winter, so get creative in slower months—offer free parking, adjust rent, allow pets, and think through what you would want as a traveler in the off-season.
